Eco Conscious Hybrid Adhesive Sealant Technology
Soudal Fix All Flexi Biobased is a next generation hybrid polymer sealant adhesive designed to combine high performance with reduced environmental impact. Based on advanced SMX polymer technology, it functions both as a flexible joint sealant and a strong construction adhesive, so most bonding and sealing tasks can be completed with a single cartridge. Between 20–40% of the formulation is biobased content derived from renewable raw materials, which helps to lower the overall carbon footprint compared with traditional petrochemical based sealants while maintaining the strength and durability required on professional projects.
Strong Adhesion On Common Building Substrates
The formulation is neutral curing and virtually odourless, making Soudal Fix All Flexi Biobased well suited to occupied buildings, sensitive environments and enclosed spaces where solvent rich products would be inappropriate. It adheres strongly to a wide range of construction materials, including concrete, brick, render, ceramics, glass, metals, painted surfaces, timber, MDF, many plastics and uPVC, often without the need for a separate primer. Crucially, it will bond to slightly damp substrates, which is particularly valuable on refurbishment work, external repairs and fast track programmes where waiting for full drying is impractical. Once cured, the sealant adhesive remains permanently elastic, accommodating building movement and vibration without cracking or loss of adhesion.
Mould Resistant And Weather Durable Performance
To support long term service in demanding locations, Fix All Flexi Biobased incorporates XS1 fungicidal technology that delivers excellent resistance to mould growth. This makes it suitable for sanitary and high humidity environments such as bathrooms, kitchens, utility rooms and commercial washrooms, where conventional sealants are prone to discolouration and biofilm formation. The product also offers excellent resistance to UV radiation and general weathering, so it can be used confidently on façades, external joints and outdoor assemblies without rapidly chalking, shrinking or becoming brittle. It is free from tin catalysts and phthalate plasticisers and has very low emissions, holding EC1+ certification under recognised indoor air quality schemes.
Flexible Finishing With Paintable, Non Sag Consistency
Soudal Fix All Flexi Biobased is paintable with many water based decorative systems once a suitable skin has formed, allowing colour matching to surrounding finishes where required. Its thixotropic consistency provides smooth extrudability through standard sealant guns and enables precise application in horizontal and vertical joints without sagging, which is important for neat, professional finishes. Because it is a single component product that cures by reaction with ambient moisture, there is no mixing, no pot life limitation and no mixing related waste on site.

Health & Safety Recommendations
Always read the packaging label and the latest safety data sheet in full before using Soudal Fix All Flexi Biobased. Work in a well ventilated area during application and throughout the curing period to prevent the build-up of vapours, particularly when sealing long runs or confined spaces. Avoid skin and eye contact by wearing suitable protective gloves and safety goggles, and consider additional protective clothing if working overhead or in awkward positions.
If the product comes into contact with skin, remove as much material as possible with a dry cloth and then wash immediately with soap and water. In case of eye contact, rinse cautiously with plenty of clean water for several minutes and seek medical advice if irritation persists. If ingested, rinse the mouth thoroughly with water, avoid swallowing, and contact a doctor immediately. Keep Fix All Flexi Biobased away from foodstuffs and out of the reach of children at all times. Do not smoke while using the product and do not apply near open flames or sources of ignition.
Substrate Suitability
Fix All Flexi Biobased has excellent adhesion to most common building substrates. It bonds well to concrete, brickwork, render, plaster, natural stone, ceramics, glazed tiles, aluminium, most metals, lacquered or painted wood, PVC, many rigid plastics and acrylic baths. It is designed for both bonding and sealing jobs in general construction, including joint sealing and elastic fixing in vibrating or moving assemblies.
The product is not suitable for certain plastics and speciality substrates. It does not adhere well to polyethylene (PE), polypropylene (PP) or polytetrafluoroethylene (PTFE, Teflon). Use on copper, bronze, brass and other copper-containing materials is not recommended. Bonding or sealing stress-loaded applications in PMMA (for example Plexiglas) and polycarbonate (for example Makrolon or Lexan) can induce stress cracking or crazing, so Fix All Flexi Biobased should not be used for these situations. It must not be used for glazing applications, for aquariums or in joints that are permanently immersed in water.
Surface Preparation
Correct surface preparation is essential for reliable adhesion and long-term performance. All substrates should be structurally sound, rigid, and free from dust, loose particles, grease, oil, old release agents and other contaminants. Remove all loose or flaking coatings and any failing sealant residues by mechanical means. Degrease metal, glass and other non-porous surfaces thoroughly with Soudal Cleaner & Degreaser, then allow them to dry completely before applying the sealant.
Porous mineral surfaces such as bare concrete, mortar joints or lightweight blocks should be dry and brushed to remove loose material. On highly absorbent or weak surfaces, Soudal Primer 150 can be used to consolidate the substrate and improve adhesion. Where very high performance is required, for example in heavily weathered joints or water-loaded situations, pre-treatment with the appropriate cleaner, activator or primer is strongly recommended. Always carry out a small compatibility and adhesion test on each substrate before proceeding with full application, especially on sensitive plastics, natural stone or unfamiliar finishes.
Application Method
Cut the cartridge nozzle to the desired bead size, taking into account the joint dimensions, and pierce the inner seal. Place the cartridge in a manual or pneumatic sealant gun. Apply Fix All Flexi Biobased as a continuous bead, ensuring the joint is filled without voids or air inclusions. For sealing, direct the nozzle deep into the joint and move steadily along the run so that the material wets out both sides of the joint fully.
Immediately after application, tool the sealant with a suitable spatula or profiling tool to compact it into the joint and achieve a smooth finish. A dedicated finishing solution may be used sparingly on the tool, but it must not be allowed to run onto the bond faces, as this can interfere with adhesion. Only dip the tool into the solution and never flood the joint or surrounding surfaces. Avoid using finishing solutions in full sun or on hot substrates where rapid drying may cause surface defects.
For bonding applications, apply Fix All Flexi Biobased in beads or dots to one of the substrates. Always run beads near the edges and across corners of panels to ensure full support. Bring the parts together within the open time, before skin formation occurs, and press firmly to achieve good contact. Light tapping with a rubber mallet can help bed the adhesive. Support or clamp heavy or springy components as necessary until sufficient cure has taken place to hold the assembly securely.
Coverage
The actual coverage will depend on joint dimensions, bead size and application technique. As a general guide, a standard cartridge of approximately 290–300ml will provide around 3 metres of sealant in a 10mm x 10mm joint, or proportionally more in smaller joints. For bonding strips, panels or trims, coverage will depend on the number and thickness of adhesive beads used.
To estimate requirements, calculate the total length of joints or adhesive beads and multiply by the cross-sectional area of the intended bead. Divide the resulting volume by the contents of a single cartridge to determine the number of cartridges required, adding a margin to allow for wastage and tooling. Always ensure adequate material is available to complete the job in one operation, especially on long, continuous joints.
Drying Time
Fix All Flexi Biobased is a moisture-curing adhesive sealant. After application it forms a skin in approximately twenty five minutes under standard conditions, typically 23°C and 50% relative humidity. Once skinned, the product continues to cure from the outside inwards at an approximate rate of 2 to 3mm per 24 hours, depending on joint depth, temperature and humidity.
Light handling and low-stress loading are usually possible after about twenty four hours on typical bead sizes, but full mechanical strength and elasticity will develop over several days. Deeper joints and cooler or drier conditions will slow the curing process, so additional time should be allowed before subjecting the sealant to high movement, heavy mechanical loading or water splashing. Avoid cleaning, painting or significant movement of the joint until the material has cured sufficiently throughout its depth.
Cleaning
Uncured Fix All Flexi Biobased can be removed from tools and adjacent surfaces using suitable cleaning wipes, such as Soudal Swipex Wipes, or a Solvent Cleaner. Cleaning is most effective when carried out immediately after application, before the product begins to skin. Take care to avoid spreading the sealant further over surrounding surfaces while wiping.
Once fully cured, the material can only be removed mechanically. Excess cured sealant should be carefully cut away with a sharp scraper or knife, taking care not to damage sensitive substrates. For stubborn residues, a dedicated sealant remover gel may be applied in accordance with the manufacturer’s instructions to soften the material before scraping. Always test cleaning products first on a small, inconspicuous area to confirm compatibility.
Joint Dimensions
To ensure optimum performance in sealing applications, joints should be correctly proportioned. The minimum joint width is 5mm and the maximum recommended width is 30mm . The minimum joint depth is 5mm. For most standard joints, the recommended design rule is that the joint width should be approximately twice the joint depth, which helps maintain good flexibility and reduces internal stresses on the sealant.
Wherever possible, use a suitable closed-cell backing rod in deeper joints to control the depth and to avoid three-sided adhesion, which can restrict movement capability. Ensure that the sealant is properly bonded to the two opposing sides of the joint only, and that it is not adhered to any backing material. Careful design and preparation of joint geometry will maximise the accommodation of movement and the service life of the sealant.
Limitations
Fix All Flexi Biobased is not suitable for all substrates or service conditions. It must not be used as a traditional glazing sealant, for structural glass bonding, or for the construction of aquariums, where specialised silicone products are required. Continuous water immersion is not recommended, and joints that are permanently submerged or heavily water-loaded must be designed and specified with alternative systems.
Do not use on polyethylene, polypropylene, PTFE, bituminous substrates or materials that release plasticisers, such as certain rubbers and soft membranes, as these can cause loss of adhesion or staining. Avoid direct contact with EPDM, neoprene, butyl and similar materials unless successful trials have been conducted. On copper and copper-containing alloys such as brass and bronze, adhesion and discolouration issues may arise, so these substrates should be avoided.
Discolouration of the cured sealant can occur under certain conditions, particularly in areas with strong or prolonged ultraviolet exposure, elevated temperatures or contact with aggressive chemicals. While Fix All Flexi Biobased has good UV resistance, colour stability is not guaranteed in extreme environments. A complete absence of light can also cause some colour change over time. The sealant can generally be over painted with most water based paints once cured; however, always carry out a small test area first to confirm adhesion, flexibility and colour compatibility between the paint and the sealant.

Provided substrates are compatible and correctly prepared, Fix All Flexi Biobased can be used confidently throughout most of the building envelope.
Q) Which substrates does Soudal Fix All Flexi Biobased adhere to and where might adhesion be problematic?
A) Soudal Fix All Flexi Biobased adheres strongly to most common construction materials, often without a primer. Suitable substrates include concrete, brick, render, plaster, natural stone, ceramics, glass, painted surfaces, timber, MDF, many metals, uPVC and several rigid plastics. It will even bond onto slightly damp surfaces, which is very useful in refurbishment and external work. However, adhesion is poor on low surface energy plastics such as polyethylene, polypropylene and PTFE, and use on copper, brass, bronze and other copper alloys is not recommended. It is also unsuitable for stress loaded joints in PMMA and polycarbonate, where stress cracking may occur. Always perform adhesion tests on unfamiliar surfaces.
Q) What does the biobased content in Soudal Fix All Flexi Biobased actually mean in practice?
A) The biobased content of Soudal Fix All Flexi Biobased, between 20–40% of the formulation, refers to raw materials derived from renewable, non fossil sources. These components partially replace conventional petrochemical feedstocks while maintaining the mechanical strength and durability expected from a modern hybrid adhesive sealant. In practice, this helps lower the overall environmental impact and supports more sustainable construction choices without sacrificing performance. The product is OK biobased certified by TÜV Austria, confirming its biobased content. Combined with very low emissions and tin free, phthalate free technology, Fix All Flexi Biobased fits well into green building specifications and responsible procurement policies.
Q) How flexible and durable is Soudal Fix All Flexi Biobased once fully cured?
A) After curing, Soudal Fix All Flexi Biobased forms a permanently elastic sealant adhesive that copes well with movement, vibration and thermal expansion. The SMX polymer backbone provides excellent elongation and recovery, so joints can open and close repeatedly without cracking or loss of adhesion when designed correctly. This makes it suitable for expansion joints, connection joints between dissimilar materials and assemblies subject to vibration. The product also exhibits good resistance to weathering, UV radiation and ageing, so it remains flexible and serviceable for many years in outdoor conditions. Its combination of elasticity, adhesion and durability allows it to outperform many conventional acrylic or solvent based sealants.
Q) How should surfaces be prepared before applying Soudal Fix All Flexi Biobased?
A) Good surface preparation is essential for reliable bonding and sealing with Soudal Fix All Flexi Biobased. All substrates must be structurally sound, dimensionally stable and free from dust, loose material, grease, oil, old release agents and failing sealants. Non porous surfaces such as glass and metal should be degreased with an appropriate cleaner and wiped dry. Porous mineral surfaces should be brushed to remove friable material, and weak or highly absorbent backgrounds may require priming to consolidate the surface. On sensitive materials such as natural stone, unfamiliar plastics or aged coatings, a small test area should always be carried out to confirm adhesion and avoid staining before full application.
Q) What is the correct way to apply Soudal Fix All Flexi Biobased for joint sealing work?
A) For sealing, cut the nozzle of Soudal Fix All Flexi Biobased to match the joint width and pierce the cartridge seal. Insert the cartridge into a gun and extrude a continuous bead into the joint, ensuring complete filling without air pockets. The nozzle should be kept deep in the joint, moving steadily so that both flanks are properly wetted. Immediately after application, tool the bead with a spatula or profiling tool to compact the sealant and produce a smooth finish. A small amount of finishing solution can be used on the tool if necessary, but must not flood the joint or contaminate the bond surfaces.
Q) How should Soudal Fix All Flexi Biobased be used as an adhesive for bonding applications?
A) When using Soudal Fix All Flexi Biobased as an adhesive, apply it in beads or dots to one of the bonding surfaces. Beads should run near edges and across corners or intermediate zones so the load is distributed and good contact is achieved. Bring the parts together within the open time, before a skin forms, and press firmly so the adhesive spreads and wets the surfaces fully. For heavier items or springy components, temporary mechanical support or clamping is recommended until the adhesive has cured sufficiently to hold the load. Final bond strength develops over several days, but light handling is normally possible after about twenty four hours.
Q) How quickly does Soudal Fix All Flexi Biobased cure and when can it be painted over?
A) Soudal Fix All Flexi Biobased is a moisture curing system that skins in roughly twenty five minutes under standard conditions, around 23°C and 50% relative humidity. After skin formation, curing continues inward at approximately 2–3mm per twenty four hours, depending on joint depth, temperature and humidity. Light loading and movement can usually be tolerated after a day on typical bead sizes, but deeper joints need longer before they are fully elastic and strong. Once a firm skin has developed and initial curing has progressed, Fix All Flexi Biobased can be over painted with many water based paints. Always test paint compatibility and flexibility on a trial area first.
Q) Is Soudal Fix All Flexi Biobased suitable for bathrooms, kitchens and other sanitary areas?
A) Yes, Soudal Fix All Flexi Biobased is well suited to high humidity locations such as bathrooms, kitchens, utility rooms and commercial washrooms. It contains XS1 fungicidal technology that provides excellent resistance to mould and mildew growth on the sealant surface when applied correctly. This helps joints stay cleaner for longer compared with many standard sealants. Its neutral cure, low odour formulation is pleasant to use in enclosed sanitary spaces and bonds well to typical substrates such as tiles, acrylic baths, shower trays and painted walls. However, it is not intended for permanently submerged joints or for constructing aquariums and other continuously water filled applications.
Q) Can Soudal Fix All Flexi Biobased be used on natural stone surfaces without causing staining?
A) Soudal Fix All Flexi Biobased is formulated so that it can be used on many natural stones, including certain granites and other dense materials, without causing edge staining when applied correctly. The neutral, non migrating formulation helps reduce the risk of plasticiser bleed or discolouration around the joint. However, natural stone is a broad category and some porous or sensitive stones may behave differently. For this reason, it is essential to carry out a test application on an inconspicuous area of the specific stone type before full use. Ensure the stone is clean, dry and free from contaminants, and observe the test area over time for any unwanted effects.
Q) Can Soudal Fix All Flexi Biobased be painted and what type of paint is recommended?
A) Soudal Fix All Flexi Biobased is generally paintable once a suitable skin has formed and curing has progressed adequately. Most water based decorative paints, such as standard acrylic emulsions, can be used over the cured sealant, allowing colour matching of joints to surrounding surfaces. Solvent borne paints can sometimes remain tacky or crack due to reduced flexibility, so water based systems are usually preferable. Because paint formulations vary widely, always perform a small compatibility test to check drying behaviour, adhesion and flexibility of the paint over the sealant. For best results, allow sufficient curing time and avoid excessively thick paint films over highly flexible joints.
Q) What joint dimensions are recommended when sealing with Soudal Fix All Flexi Biobased?
A) To achieve reliable movement accommodation and service life, joints sealed with Soudal Fix All Flexi Biobased should be proportioned correctly. The minimum joint width and depth are typically 5mm, with a maximum recommended width around 30mm. A common design rule is that the joint width should be roughly twice the depth, which keeps internal stresses moderate and allows the sealant to stretch and compress effectively. In deeper joints, a closed cell backing rod should be used to control the depth and avoid three sided adhesion, where the sealant bonds to the joint base as well as both sides. Proper joint design greatly enhances performance and durability.
Q) Are there any important limitations or applications where Soudal Fix All Flexi Biobased should not be used?
A) Soudal Fix All Flexi Biobased is versatile, but it does have limitations. It must not be used on polyethylene, polypropylene, PTFE or bituminous substrates, and direct application to copper and certain copper alloys is not advised. It is unsuitable for glazing work, structural glass bonding, aquarium construction or joints permanently immersed in water. Stress loaded applications in PMMA and polycarbonate should be avoided due to risk of stress cracking. Materials that leach plasticiser, such as some flexible rubbers and membranes, may cause staining or adhesion problems. Where extreme chemical exposure, continuous immersion or high fire resistance is required, alternative specialised systems should be specified.
Q) What health and safety precautions should be followed when using Soudal Fix All Flexi Biobased?
A) When working with Soudal Fix All Flexi Biobased, standard sealant handling precautions should be observed. Always use the product in well ventilated areas and avoid breathing vapours, particularly when sealing long runs in confined spaces. Wear suitable protective gloves and safety goggles to prevent skin and eye contact, and consider protective clothing when working overhead. If the sealant gets on skin, remove excess with a dry cloth and immediately wash with soap and water. In case of eye contact, rinse thoroughly with clean water and seek medical advice if irritation persists. Do not ingest the product and keep cartridges away from children, foodstuffs and open flames.
Q) How should Soudal Fix All Flexi Biobased be stored and what is its expected shelf life?
A) Soudal Fix All Flexi Biobased should be stored in its original, unopened packaging in a cool, dry location at temperatures between about 5°C and 25°C. Cartridges must be protected from frost, direct sunlight and excessive heat, as extreme conditions can shorten shelf life and affect performance. When stored correctly, the product remains usable for the period indicated on the packaging, typically many months from the date of manufacture. Always check the expiry information before use and discard any material that has exceeded its recommended shelf life or shows signs of thickening, separation or poor extrusion. Good stock rotation on site helps maintain consistent results.
Q) How does Soudal Fix All Flexi Biobased support sustainable and low emission building projects?
A) Soudal Fix All Flexi Biobased is designed to contribute positively to sustainable construction through both its composition and emissions profile. Its 20–40% biobased content, verified by OK biobased certification from TÜV Austria, reduces dependence on fossil derived raw materials. The product is free from tin catalysts and phthalate plasticisers, aligning with modern regulatory and health expectations.

Q) Is Soudal Fix All Flexi Biobased suitable for both interior and exterior applications?
A) Yes, Soudal Fix All Flexi Biobased is formulated for use on both internal and external work. The neutral, low odour cure makes it comfortable to use inside occupied homes, schools, offices and healthcare environments without strong solvent smells. Once cured, the sealant has excellent resistance to weather, UV radiation and ageing, so it can withstand outdoor exposure on façades, cladding details, soffits and external trims. Its permanent elasticity allows it to cope with thermal movement and vibration in both warm and cold conditions.
Very low VOC emissions are demonstrated by its EMICODE EC1 PLUS classification, making it suitable for high quality indoor environments such as homes, schools and healthcare premises.
