High Performance Anti Mould Emulsion For Condensation Problem Areas

ACS Anti Mould & Anti Bacterial Paint Emulsion is formulated for situations where standard emulsions fail under persistent condensation and higher hygiene demands. The waterborne coating uses high quality binders to form a tough, elastic and moisture resistant film that bonds strongly to sound, prepared mineral substrates. It is designed to withstand the repeated wetting and drying cycles caused by condensation, making it particularly suitable for cold external walls, north facing rooms, poorly insulated areas and spaces with consistently high relative humidity. Once fully cured, the finish is washable, so routine cleaning and maintenance can be carried out without removing its protective effect.

Advanced Biocidal Technology With Five Year Mould Guarantee

The exceptional anti mould performance is achieved by combining modern resin technology with advanced biocidal additives that are uniformly distributed throughout the dry paint film. Unlike simple surface treatments or sachet additives, the active agents are an integral part of the coating and remain available at the surface for the full service life of the paint when applied correctly. ACS Anti Mould & Anti Bacterial Paint Emulsion is guaranteed to protect against black mould growth for five years, provided that underlying problems such as leaks, penetrating damp or other sources of severe water ingress have been addressed as part of a sensible condensation control strategy.

Anti Bacterial Protection For Hygienic Interior Surfaces

In addition to mould control, the coating incorporates antibacterial properties that inhibit the growth of a wide range of potentially pathogenic organisms on the painted surface. It is effective against E. coli O157, Salmonella species, Staphylococcus aureus, Listeria monocytogenes, Shigella species and most other commonly encountered bacteria, making it well suited to environments where improved hygiene standards are required. This antibacterial action is intended to support, not replace, regular cleaning regimes. Once the paint has fully dried, normal washing with appropriate cleaning products can be carried out without stripping away the built in biocidal performance.

Suitable For Homes, Healthcare And Commercial Environments

ACS Anti Mould & Anti Bacterial Paint Emulsion is suitable for use in homes, schools, hospitals, offices, care facilities, food preparation areas and a wide range of commercial or industrial locations where condensation and mould have been problematic. Its ability to resist moisture, combat mould and inhibit bacterial growth makes it particularly valuable in areas that experience persistent damp and high occupancy. Application procedures are comparable with standard emulsion systems, so professional contractors and competent DIY users can incorporate it into projects without specialist equipment, provided that the recommended safety and surface preparation guidance is followed.

Certified And Approved For Statutory Nuisance Compliance

The product is approved under the Control of Pesticides Regulations 1986 for use as directed and carries HSE Approval Number 6308, providing assurance that its biocidal performance has been independently assessed. Its use can assist landlords and property owners in meeting their obligations under Section 82 (Statutory Nuisance) Chapter 43 of the Environmental Protection Act 1990, where unresolved condensation and mould could otherwise amount to a statutory nuisance. For best and lasting performance, ACS Anti Mould & Anti Bacterial Paint Emulsion should remain as the final topcoat, since overcoating with other paints or wallpaper may shield the active film from the room environment and reduce its ability to prevent mould and bacterial growth effectively.

Health & Safety Recommendations

ACS Anti Mould & Anti Bacterial Paint Emulsion is a biocidal coating and must be handled with the same care as other specialist anti mould paints. Always read the product label and Safety Data Sheet in full before use and follow all hazard and precautionary statements. Wear appropriate personal protective equipment, including suitable gloves, eye protection and overalls, especially when working overhead on ceilings or in confined spaces such as bathrooms and cellars.

Ensure that rooms are well ventilated during application and drying by opening windows or using mechanical extract where available. Avoid eating, drinking or smoking while using the product and wash hands and exposed skin thoroughly with soap and water after use. Store the paint out of the reach of children and pets in a secure, upright position. If the product comes into contact with eyes, rinse immediately with plenty of clean water and seek medical advice if irritation persists. In case of accidental ingestion, rinse the mouth with water, do not induce vomiting and contact a doctor without delay.

Substrate Suitability

ACS Anti Mould & Anti Bacterial Paint Emulsion is intended for interior walls and ceilings on sound, dry, stable substrates. It is suitable for use on properly prepared plaster, plasterboard, masonry, cement based renders and previously painted surfaces that are firm and well adhered. It can also be applied over suitable primed surfaces on substrates such as bare plaster, old oil based coatings and some metals once they have been correctly prepared and primed.

This anti mould emulsion is not designed for floors, continuously wet surfaces, external masonry or areas subject to direct water immersion or persistent leaks. Where significant water ingress, rising damp or structural defects are present, these issues must be rectified before application. If in doubt about an unusual substrate or compatibility with existing coatings, carry out a small test area first and allow it to dry and condition before proceeding with full application.

Surface Preparation

Effective surface preparation is critical for long term mould control. Begin by removing any loose, flaking or blistered material such as failing paint, degraded coatings or wallpaper. Scrape back to a sound edge and feather any sharp paint edges with abrasive paper. Open up cracks or minor defects as required and make good with a good quality interior filler, allowing it to dry fully and sanding smooth before painting.

All visible mould and mildew must be treated before painting. Thoroughly wash affected surfaces with ACS Mould Wash Concentrate diluted with clean tap water in accordance with its instructions. Allow the solution to soak in and kill the mould. Areas of heavy infection, such as cold external corners or cellars, may require a second application. Once treatment is complete, allow the surface to dry thoroughly. Painting over active mould growth without proper cleaning will compromise performance.

On bare, porous masonry or plaster, first apply one coat of a suitable acrylic surface sealer at approximately 10m²/litre and allow it to dry. This sealer binds friable surfaces, reduces excessive porosity and helps ensure even absorption of the anti mould paint. On heavily stained substrates or areas previously coated with old oil based paints such as eggshell or gloss, apply one coat of a good quality water based universal acrylic primer at approximately 10m²/litre and allow it to dry.

Bare or exposed metal surfaces in the area should first be primed with an appropriate anti corrosive metal primer, for example a zinc phosphate based primer, followed where necessary by a compatible water based acrylic undercoat. This ensures a suitable key and corrosion protection before applying ACS Anti Mould & Anti Bacterial Paint Emulsion over adjacent surfaces.

Application Method

Stir the paint thoroughly before use to ensure that the biocidal additives and pigments are evenly distributed throughout the tin. Do not thin unless necessary; if thinning is required for the first coat on very porous surfaces, use up to 10% clean water and mix well.

Apply ACS Anti Mould & Anti Bacterial Paint Emulsion by brush or roller in a uniform coat, working systematically across the surface and maintaining a wet edge to avoid lap marks. For walls, a medium pile roller is generally suitable; for ceilings and smaller areas, use a good quality brush or short to medium pile roller. Pay particular attention to cold spots, external corners, window reveals and areas where condensation has historically been a problem to ensure adequate coverage.

Allow the first coat to dry fully before applying the second coat. A minimum of two full coats is required to achieve the correct loading of anti mould and antibacterial agents within the paint film. In areas of heavy historic infection, such as cellars or persistently damp corners, a third coat may be beneficial for additional security. Do not over brush or over work the paint as it begins to dry, as this can affect the final finish.

Easy application using our range of Harris Walls & Ceilings brushes and rollers, giving a smooth, even, professional finish on walls and ceilings.

Coverage

Typical coverage is approximately 10m² per litre per coat on smooth, properly prepared surfaces. Because two coats are required as a minimum, the practical coverage per litre for a complete system is around 5m².

As a guide, a 2.5 litre tub will therefore cover approximately 25m² for one coat or around 12.5m² when two full coats are applied. A 5 litre tub will cover approximately 50m² for one coat or around 25m² for the full two coat system.

Actual coverage will vary depending on surface texture, porosity and application method, so allow a margin for rough or highly absorbent substrates.

Drying Time

In normal conditions at around 20°C and 50% relative humidity, ACS Anti Mould & Anti Bacterial Paint Emulsion is typically touch dry in 1–2 hours. Recoat times are generally 2–4 hours, provided the first coat is fully surface dry and firm.

Drying times may be extended in cooler temperatures, higher humidity or where ventilation is poor, such as in bathrooms or cellars. Ensure adequate airflow during drying and avoid exposing freshly painted surfaces to heavy condensation until the coating has fully cured. Do not apply if the surface or air temperature is below 5°C or where rapid cooling or condensation is likely to occur.

Cleaning

Wet paint can be cleaned from brushes, rollers and tools using clean water. For best results, rinse out excess paint first, then wash the equipment in warm soapy water until the water runs clear. Do not pour washings directly into drains or watercourses; dispose of them in accordance with local regulations.

Once ACS Anti Mould & Anti Bacterial Paint Emulsion has fully cured, painted surfaces can be cleaned periodically to maintain hygiene and appearance. Use warm soapy water or diluted ACS Mould Wash Concentrate, wiping gently with a soft cloth or sponge. Aggressive chemical cleaners, bleach solutions (such as strong sodium hypochlorite) or abrasive pads are not recommended, as they may damage the decorative film or reduce the service life of the coating.

Limitations

ACS Anti Mould & Anti Bacterial Paint Emulsion is intended for internal walls and ceilings only and should not be used on external surfaces, floors or areas subject to continuous water immersion or standing water. It must not be applied over actively leaking or continuously damp substrates; underlying damp or structural defects must be remedied before application.

For the biocidal system to function correctly, the product should not be overcoated with other paints, wallpapers or wallcoverings. Applying conventional emulsion, vinyl wallpaper or decorative laminates over the top may isolate the active film from the room environment and reduce or nullify its anti mould and antibacterial performance.

This product is designed as part of a condensation and mould control strategy, not as a cure for severe structural damp, rising damp or building defects. Adequate ventilation, heating and moisture management remain essential. In kitchens and bathrooms, continue to use extractor fans and good housekeeping practices to control moisture peaks.

Q) What is ACS Anti Mould & Anti Bacterial Paint Emulsion and what does it do?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion is a premium, waterborne, low odour emulsion for internal walls and ceilings, designed to stop black mould returning and improve surface hygiene. It combines a tough decorative paint film with locked-in biocides that prevent mould growth and inhibit a wide range of bacteria directly on the painted surface. Approved as a biocidal paint under the Control of Pesticides Regulations 1986 (HSE No. 6308), it provides a washable, condensation resistant finish. When used as directed, it gives a guaranteed five-year defence against black mould in normal condensation-prone environments.

Q) Where is ACS Anti Mould & Anti Bacterial Paint Emulsion most suitable to use?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion is intended for internal use on walls and ceilings wherever condensation, mould and hygiene concerns overlap. Typical areas include bedrooms with cold external walls, bathrooms and shower rooms, kitchens, utility areas, corridors, stairwells, offices and welfare facilities. It is particularly useful in social housing, rented properties, care homes, schools, healthcare environments and food-related ancillary areas where recurring mould has been a persistent problem. The coating is designed for sound, dry mineral substrates and previously painted surfaces, providing a bright, hygienic finish in both domestic and commercial buildings when applied correctly.

Q) How does ACS Anti Mould & Anti Bacterial Paint Emulsion prevent mould growth for up to five years?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion contains advanced biocidal ingredients that are fully integrated into the paint film rather than sitting only on the surface. As the coating dries, these actives become locked throughout the thickness of the film and continuously migrate to the surface at a controlled rate, where mould spores would normally settle and germinate. This long-term release mechanism prevents black spot mould from establishing on the painted surface. Provided surfaces are correctly prepared, underlying leaks or penetrating damp are resolved, and the coating is not overcoated or wallpapered, ACS Anti Mould & Anti Bacterial Emulsion is guaranteed to protect against black mould for five years.

Q) What antibacterial protection does ACS Anti Mould & Anti Bacterial Paint Emulsion provide?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion incorporates antibacterial agents that inhibit the growth of many commonly encountered bacteria on the coated surface. It is effective against organisms such as E. coli O157, Salmonella species, Staphylococcus aureus, Listeria monocytogenes, Shigella species and similar microbes. This does not replace normal cleaning and hygiene measures, but it provides an additional level of protection in sensitive environments by making it harder for bacteria to colonise painted walls and ceilings. Once the paint is fully cured, surfaces can still be washed with suitable cleaning products without stripping away the antibacterial performance built into the film.

Q) On which substrates can ACS Anti Mould & Anti Bacterial Paint Emulsion be applied?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion is suitable for most internal mineral and previously painted surfaces that are sound, dry and well prepared. Typical substrates include plaster, plasterboard, masonry, cement based renders and old, firmly adhered emulsion coatings. It can also be used over properly primed bare plaster, stained areas and previously oil based finishes once they have been cleaned, de-glossed and primed with a suitable acrylic primer. Bare or exposed metals in the area should first receive an appropriate anti corrosive metal primer and, if necessary, an acrylic undercoat before adjacent surfaces are finished with the anti mould emulsion.

Q) How should surfaces be prepared before using ACS Anti Mould & Anti Bacterial Paint Emulsion?

A) Good preparation is essential. Remove all loose, flaking or blistered paint and defective coatings, then sand edges smooth. Fill cracks and defects with a suitable interior filler, allow to dry and sand back. All mould growth must be treated and killed before painting, ideally using ACS Mould Wash Concentrate diluted as directed. Rinse if required and allow the surface to dry thoroughly. On porous masonry or bare plaster, apply an acrylic surface sealer at roughly 10m² per litre. On heavily stained areas or old oil based paints, use a good quality water based acrylic primer. Only once the background is sound, clean and dry should ACS Anti Mould & Anti Bacterial Emulsion be applied.

Q) What is the recommended application method for ACS Anti Mould & Anti Bacterial Paint Emulsion?

A) Stir ACS Anti Mould & Anti Bacterial Paint Emulsion thoroughly before use so the biocides and pigments are evenly dispersed. Apply using a good quality brush or roller, working to a consistent film and maintaining a wet edge. A medium pile roller suits most walls, while a shorter pile or brush is ideal for ceilings, corners and detailing. Apply the first coat evenly and allow it to dry fully, then apply a second full coat to achieve the correct loading of active ingredients. In particularly high risk or heavily affected areas, a third coat may be specified for additional assurance. Do not over brush partially dried paint, as this can spoil the finish.

Q) How much coverage can I expect from ACS Anti Mould & Anti Bacterial Paint Emulsion?

A) On smooth, properly prepared surfaces, ACS Anti Mould & Anti Bacterial Paint Emulsion typically provides around 10m² per litre per coat. Since at least two full coats are required, the practical coverage for a complete system is about 5m² per litre. As an example, a 2.5 litre container will usually provide one coat over roughly 25m², or two full coats over approximately 12.5m². A 5 litre container will cover around 50m² for a single coat or 25m² for two coats. Highly textured, rough or very porous substrates may reduce coverage, so it is sensible to allow a margin when estimating quantities.

Q) What are the drying and recoat times for ACS Anti Mould & Anti Bacterial Paint Emulsion?

A) Under typical indoor conditions of around 20°C and 50 percent relative humidity, ACS Anti Mould & Anti Bacterial Paint Emulsion is usually touch dry within one to two hours. Recoating is normally possible after approximately two to four hours, provided the first coat is fully surface dry and firm. Lower temperatures, high humidity or poor ventilation, such as in bathrooms or basements, will slow drying and may extend recoat times. During drying and early curing, avoid exposing the coating to heavy condensation or water splash. Application should not take place where the surface or air temperature is below 5°C or where rapid cooling and condensation are likely.

Q) Can ACS Anti Mould & Anti Bacterial Paint Emulsion be overcoated or wallpapered?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion should be considered the final decorative finish rather than a basecoat. Overcoating it with standard emulsion, vinyl silk, oil based paints or applying wallpaper and wallcoverings can effectively seal in the active film and prevent it from interacting with the room environment. This greatly reduces or even cancels its anti mould and antibacterial effectiveness. For this reason, it is strongly recommended not to overpaint or wallpaper over ACS Anti Mould & Anti Bacterial Emulsion if long term mould protection is required. If colour changes or decorative features are needed, choose them within the ACS system itself where possible.

Q) How should ACS Anti Mould & Anti Bacterial Paint Emulsion be cleaned and maintained once applied?

A) After ACS Anti Mould & Anti Bacterial Paint Emulsion has fully cured, surfaces can be cleaned periodically to maintain appearance and hygiene. Use warm water with a mild detergent or a suitably diluted ACS Mould Wash Solution, wiping gently with a soft cloth or sponge. Avoid very aggressive cleaners, strong bleach solutions, abrasive pads or scouring powders, as these can damage the decorative film and may shorten the effective life of the coating. Any condensation issues should still be managed with sensible ventilation and heating practices. Regular light cleaning combined with the paint’s built in biocidal protection will help keep surfaces bright and mould free.

Q) What limitations does ACS Anti Mould & Anti Bacterial Paint Emulsion have?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion is designed for internal walls and ceilings only and must not be used on exterior surfaces, floors or continuously wet areas such as shower enclosures, swimming pool surrounds or surfaces subject to persistent leaks. It is not a substitute for structural repairs and will not cure rising damp, significant water ingress or building defects. It relies on sound, dry substrates and basic moisture management through ventilation and heating. Overcoating or wallpapering over the product will reduce its performance. It should only be applied and stored above 5°C and must be kept out of reach of children.

Q) Is ACS Anti Mould & Anti Bacterial Paint Emulsion suitable for landlords and social housing providers?

A) ACS Anti Mould & Anti Bacterial Paint Emulsion is particularly useful for landlords, housing associations and local authorities dealing with ongoing condensation and mould complaints. As an HSE approved biocidal paint (HSE No. 6308) offering a five-year anti mould guarantee when applied correctly, it can assist in demonstrating that reasonable steps have been taken to address mould-related statutory nuisances under Section 82 of the Environmental Protection Act 1990. When combined with tenant guidance on ventilation and heating, and with basic building maintenance, it provides a robust, cost effective tool to reduce repeat mould treatments and improve living conditions in rented properties.

Q) What health and safety precautions should I follow when using ACS Anti Mould & Anti Bacterial Paint Emulsion?

A) As ACS Anti Mould & Anti Bacterial Paint Emulsion is a biocidal coating, it must be handled with care. Always read the label and Safety Data Sheet before use and follow all instructions. Wear suitable gloves, eye protection and work clothing, particularly when painting ceilings or confined areas. Ensure good ventilation during application and drying by opening windows or using extract fans. Do not eat, drink or smoke while using the product, and wash hands and exposed skin thoroughly afterwards. If paint contacts eyes, rinse immediately with clean water and seek medical advice if irritation persists. In case of ingestion, rinse the mouth, do not induce vomiting and contact a doctor promptly.
